Unit of house area
We have also noticed that "敳", "叶 or ping or square meter" often appear in Japanese house types to describe the area of a house.
"敳" mainly describes the area of a traditional Japanese-style house—a Japanese room. As we all know, most Japanese rooms are covered with tatami mats. The unit of measurement is tatami.
The traditional size of a tatami mat is 90 cm wide, 180 cm long, and 5 cm thick, which is the area where an adult can lie down. 1 stack = 1.62 square meters.
and "tie or ping or square meter" mostly describe Western-style houses (foreign rooms). But sometimes a unified unit of measurement is used, so you have to convert it yourself.
Generally, "1 post" refers to the size of 1 tatami mat, which is exactly the same as the area represented by the rice paddy.
1 posts = 1.62 square meters,
1 square meters = 3.31 square meters,
1 square meters = 0.3 square meters.
In addition, balconies and corridors are considered public parts in Japan, so they are not included in the building area.
Japan and China are not only different in housing types, but also in how to choose properties. So, if we want to buy a house in Japan, how should we choose? Serena also supports everyone!
Step 1: First determine the needs, self-occupation or pure investment?
Japan’s real estate can be divided into nine categories: single apartment, whole apartment made of wood or light iron frame, regular land lease business, parking lot, family apartment, one-family building, whole apartment, commercial shop building, office building .
Domestic investors generally consider these two categories:
One-household construction: is equivalent to a small domestic villa, and investors own permanent land and real estate property rights. It is a great choice for self-occupation and homestay. With the price of a house in Shanghai Outer Ring, you can buy a one-family building with a good location in Japan.
Apartment: Generally speaking, those who choose the type of apartment are usually customers who consider pure investment.
Step 2: Choose an area
Whether it is investment or self-occupation, the future appreciation of the house is worthy of attention. From the land prices in Japan, we can see that the two cities with the most investment value in Japan are Osaka and Tokyo .
Osaka is the second largest city in Japan, a famous tourist destination, with a lot of Internet celebrity attractions, and 1/3 of the tourists who travel to Japan basically go to Osaka.
more importantly, in comparison,The house price in Osaka is only 60-70% of that in Tokyo, and with the G20 Summit, Osaka World Expo, being held one after another, and the Dreamland Casino plan being implemented, Osaka also has the advantage of a 365-day homestay franchise. The appreciation potential of Osaka’s real estate cannot be tolerated underestimate.
There are 24 districts in Osaka. Friends with sufficient funds can focus on high-quality properties in the five core districts including the Chuo District. The preservation rate is relatively objective.
With a limited budget, friends who want to start at a low cost and pursue value-added space in the future, you can focus on the Central District.
