西派城地處重慶主城“兩江四岸”濱江地帶,距江北嘴CBD4km,作為現代金融商務聚集地,江北嘴是重慶國際化程度最高的區域之一。
項目總規模90萬㎡,包含高層和超高層住宅、豪華公寓、商業及教育配套等多種建築業態,是中國鐵建地產入渝首個標杆作品。
基於優質的土地價值和業主期望,建築師樹立明確的設計原則,提供獨特的、具有開創性的設計方案,旨在探索新一代國際化風格的高端住區模式。
City Park, located at the waterfront area in the downtown of Chongqing, is only four kilometers away from Jiangbeizui Central Business District. As a modern financial and commercial hub, Jiangbeizui is known as one of the most internationalized regions in Chongqing. Covering a total area of 900 thousand square meters, the project is composed of multiple forms of architecture, including high-rises and super-high-rises, de luxe apartments and education facilities. It is the first signature project completed by China Railway Construction Real Estate Group Co., Ltd. Based on the value of the quality land resources as well as the expectations of the client, the architects established clear design principles, and delivered a unique and pioneering design to explore how to develop internationalized high-end residences in China.
西派城分三期開發,新建成的一期佔地6.6萬㎡,容積率4.0,場地方整。在高密度、高容積率的條件下,建築師採取“化零為整”的空間策略,減少紅線內瑣碎的邊角地帶,沿中心軸線集中打造兩個開闊的庭院花園,佔地達5600㎡,設計以靈動的布局手法圍繞前後花園布置9棟住宅樓。
為更多居住單元提供極佳的景觀視野,建築樓型採用十字星平面和矩形平面,使每戶主要起居空間面向庭院花園或眺望都市美景。
The development of City Park is divided into three phases. Phase I, which has been completed lately, looks neatly planned, covering an area of 66,000 square meters, with a floor area ratio of 4.0. Given the need for high density and a high floor area ratio, the architects adopted a special strategy. They minimized tiny corner spaces within the red lines, and created two extensive courtyard gardens along the central axis, which occupy an area of up to 5600 square meters. Through flexible and ingenious arrangements, nine residential buildings are laid out, surrounded by some front and back gardens. To ensure the best possible view for residents, cross-shaped and rectangular planes are featured in floor plans so that each house can enjoy the beautiful scenery of the courtyard gardens or the city.
基地西側緊鄰繁忙的城市主幹道海爾路,規劃要求在用地紅線內加大建築退讓距離30米,在海爾路與社區之間形成一道富有活力的城市開敞空間。
建築師將臨近此開敞空間的兩棟住宅控制建築高度在100米,減少壓迫感並降低開發強度,其它住宅建築高度為130~150米,高區住戶可享有都市和長江的全景視野。
不同的住宅樓型高低錯落,與環基地布置的低層商業建築一起構築了生動的城市天際線,使社區成為“山水之城”美麗風貌的一部分。
The west side of the site is close to Haier Road, which is one of the busiest roads in the city. According to the planning, the buildings should recede for another 30 meters within the existing land-use red lines, to create a vigorous and open urban space between the road and the community. The height of the two buildings in close proximity to the open space is controlled at 100 meters to mitigate a sense of suppression and remove development challenges. Other residential buildings are 130 to 150 meters. As a result, residents living on higher floors can enjoy a panoramic view of the city and the Yangtze River. These residential buildings of different heights, together with the low-rise commercial buildings surrounding the site, form an incredible skyline, weaving the community into the beautiful landscape of the picturesque Chongqing City.
西派城建築立面設計的靈感來源於蜿蜒的江水。舒展的水平線條與局部曲線的運用賦予建築柔和的姿態,弧形轉角窗突破了超高層住宅邊緣銳利的傳統形態,賦予建築更多浪漫氣質,同時也為室內引入更加寬闊的景觀視野。
The design of the facade is inspired by the winding river. Extensive horizontal lines, mixed with a few curves, present the soft and gentle side of the buildings. The arc-shaped corner windows, a departure from the conventional sharp edges of super-high-rises, endow the buildings with a sense of romance and introduce a more expansive view for interior spaces.
建築立面表皮由銀灰色鋁板和 low-e 玻璃幕牆窗系統構成,不同光澤度的細膩對比使建築變得輕盈並富韻律感;隨着一天中時間的變化,整座建築群在陽光與水波的映照下也呈現出變幻的光彩。
The surface of the facade consists of silver-gray aluminum panels and a low-e glass curtain wall and window system. The delicate contrast of different degrees of glossiness makes the building look light and rhythmic. With the passage of time during the daytime, the entire development, highlighted with sunrays dancing on the river, delights people with changing brilliance.
香檳金色金屬線條的運用是西派城立面的重要特徵之一,溫暖的色調營造出住宅社區應有的歸屬感和浪漫氛圍。
陽光映照下,建築主體呈現出柔和的金色,有效地消解了超高層建築帶來的心理壓迫感,在融合現代主義美學的同時體現了浪漫的人文氣息。
The use of champagne golden metal lines is one of the important features of the facade for City Park. The warm color scheme creates a sense of belonging and romance for the residential community. Bathed in the sunlight, the buildings present a soft golden color, which effectively dispels the psychological oppression caused by their staggering heights, and enables a perfect blend of modernist aesthetics and romantic humanism.
西派城建築立面效果的呈現要求精緻、極簡的構造細部。建築師與幕牆顧問公司弗思特合作,研發幕牆窗系統代替玻璃幕牆,以應對中國法規禁止玻璃幕牆在住宅樓中的應用限制,實現建築表皮輕盈整潔,富有律動和光澤感。
To meet the requirement that the facade should look delicate and minimalistic and respond to the Chinese ban on the use of glass curtain walls for residential buildings, the architects worked with their curtain wall consultancy, Foster, to come up with a solution, which was to develop a curtain wall and window system to replace glass curtain walls. As a result, the surfaces of the buildings look light, neat, rhythmic and shiny.
西派城的園林景觀由貝爾高林(香港)設計,以度假式水岸園林為主題,在貫穿南北的軸線上,兩個中心庭院打造高低互通的流動水系,種植不同的水草類植物,建立起水下生態系統,讓水體具備自凈功能。
The garden landscape of City Park was designed by Belt Collins based in Hong Kong. With the theme of a resort-style waterfront garden, flowing water systems are created for two central courtyards along the axis extending from the south to the north. Various aquatic plants are grown, and an underwater ecosystem is established to enable self-purification of water bodies.
位於住區中心位置的是樓王產品,建築師利用底層架空高度設計了一個兩層高的會所,包含咖啡廳、圖書閱覽、兒童活動、健身房的功能空間,服務於所有業主,是社區公共活動和鄰里交往的平台。
會所首層落地窗外設有一個無邊際泳池,二層露台於樹冠高度盡享庭院美景,玻璃護欄和銀灰色鋁板的傾斜角度使人聯想起浮在水面上的遊艇。
Located in the center of the residential community is the best and most expensive building of the compound. The architects designed a two-storey clubhouse by making use of the overhead height of the ground floor, where functional spaces, including a café, a gym and rooms for book reading and children’s activities are integrated to serve all residents. It is also a platform for community activities and interactions among neighbors. On the first floor of the clubhouse, there is an infinity swimming pool right outside the French window, while the terrace on the second floor, at the height of the tree canopy, enables people to enjoy the refreshing view of the courtyards. The inclinations of the glass guardrails and silver-gray aluminum plates remind people of yachts floating on the water.
高層建築的頂端代表其最顯著的形象特徵,當地法規對住宅樓屋頂構架不超過2.4m的高度限制使其如何塑造表現力成為挑戰。
西派城的建築頂部造型由內部空間需求驅動,頂層複式公寓自身的體量強化了建築富於雕塑感的獨特性。頂層公寓提供兩層挑高的起居廳,在其寬大的露台上可飽覽現代都市的絕佳風景。
The top of a high-rise building represents its most prominent image feature. As local regulations restrict the roof structure of any residential building to no more than 2.4 meters, how to mould the expression became a great challenge. The top of each City Park building was shaped based on internal space needs. The size of the penthouses underlines the uniqueness of the buildings and highlights a sense of sculpture. What’s more, the penthouses provide a two-storey living room with a large terrace commanding a good view of the modern city.
西派城一期已於2020年6月交付,建設中的二期規劃6棟超高層住宅和一條“蜿蜒的河谷”——由電影院、健身中心、精品超市及餐飲等多元業態組成的商業街區將成為一個充滿生機與活力的場所。
Phase I of City Park was completed in June 2020. Phase II under construction will feature 6 super-high-rises, and a winding “river valley” (a vivid and vigorous business block composed of multiple forms of business including a movie theater, a fitness center, a boutique supermarket and catering facilities).
